The Hampton Inn Hilton Head was identified as a quality, recently-renovated asset in a well-recognized seasonal market with high barriers to entry. Being lender-owned, the property was in need of aggressive, professional management and cosmetic renovation in order to maximize the value. We also were able to add six more rooms to the hotel by creatively changing the usage of existing space. With increased room sales in the shoulder months and better revenue management in the peak months, management has been able to materially enhance RevPAR since acquisition by 40%. Through a strategic refinance, the majority of the capital was recouped within 18 months.
